- Home information: Address, property details, home nicknames, and maintenance tasks
- Documents: Inspection reports and related files you upload
- Preferences: Notification preferences, appearance settings, and onboarding choices
- Billing information: Subscription status, plan, Stripe customer identifiers, and billing status. We do not receive full card numbers when Stripe collects payment details.
Information We Collect Automatically
- Usage data (features used, pages visited)
- Device information (browser type, operating system)
- Mobile app data (app version, build number, platform, operating system version)
- Notification data (push tokens, delivery status, permission status)
- Diagnostics data (crash reports, performance traces, request identifiers, timestamps)
- Log data (IP address, timestamps, security and abuse-prevention events)
2. How We Use Your Information
We use your information to:
- Provide and improve the Service
- Extract maintenance tasks from your inspection reports using AI
- Send you notifications and updates about your home
- Communicate with you about your account
- Operate subscriptions, billing support, and payment-provider integrations
- Protect accounts, prevent abuse, and diagnose errors
- Analyze usage to improve the product
3. AI Processing
We use OpenAI's services to analyze your inspection reports. Your documents are sent to OpenAI's API for processing. OpenAI's data handling is governed by their privacy policy.
We do not use your data to train AI models. Document analysis is performed on-demand and extracted information is stored in our database to provide the Service.
4. Data Sharing
We share your information with:
- Service providers: Companies that help us operate hosting, databases, email, analytics, diagnostics, payments, push notifications, and customer support
- AI providers: Providers that process uploaded documents to generate maintenance tasks and summaries
- Payment providers: Stripe processes payment details for web billing flows when billing is enabled
- App platforms: Apple, Google, Expo, and push-notification services may process device, delivery, and store-submission data needed to distribute and operate the mobile app
- Agents: If invited by an agent, they can see your engagement metrics
- Legal requirements: If required by law or to protect rights
We do not sell your personal information.

We implement industry-standard security measures to protect your data, including encryption in transit (HTTPS) and at rest. However, no system is 100% secure.

We retain your data as long as your account is active or as needed to provide the Service, comply with legal obligations, resolve disputes, and enforce agreements. You can delete your account in the app or request deletion by contacting us.

Roots requests notification permission only when you choose to enable mobile reminders. You can turn notifications off in your device settings or in the app. The mobile app uses secure local storage for authentication tokens when available and local storage for app preferences.

The Service is not intended for children under 13. We do not knowingly collect information from children.
